A Guide to selling your property
Initial market appraisal
We will visit your property and give detailed advice on the value of your property. We will give an honest professional opinion based on all available information. We will always provide a written Price Guide Report to support our opinion. We want to achieve the best price for you but we also believe that it is in your best interests to provide a genuine value based on available data and current market conditions.
Marketing and advertising
The majority of buyers will research properties on the internet first and we have invested heavily to ensure that we have a strong internet presence. We advertise on Zoopla and On The Market which are two large national property websites as well as many other property websites including Primelocation. Our own CB Estates website is a modern, mobile and tablet friendly platform which ranks well in google searches. We have a sophisticated property management system which automatically matches and mails out property details to registered buyers. Weekly updates are also automatically sent. Professional photographs and floorplans are produced as standard. We will also erect a highly visible FOR SALE board.
Social media advertising
Social media is a very popular means of promoting property and it can be targeted to a specific audience. Facebook and twitter are used by the vast majority of buyers and we are very proactive in promoting our properties via our facebook and twitter channels.
We will accompany all viewings and will always provide feedback to you from the viewer.
We will work hard to ensure that an initial offer from a buyer goes through to a final completed sale. Unfortunately, due to the complex sales process, often involving several different parties in the sale chain an initial offer once accepted does not always result in a final sale. Many factors can prevent a sale from taking place. Our staff will be on hand to provide updates and to assist on any matters that may arise during the sale as it moves to completion. You will be allocated a dedicated Negotiator who will ensure that you are kept fully updated. They will liase with solicitors, estate agents, surveyors and mortgage companies on your behalf to ensure that your sale progresses smoothly
