Full Management Service

When we are instructed to manage your property we will carry out the full range of management services. We will take care of every aspect of the Letting of your property and its ongoing management.

Rent Guarantee Service

As part of our Managed Service we can also guarantee the rent whilst the tenant is in the property. We guarantee to pay the full market rent in the event that the tenant damages the property or does not pay the rent for whatever reason. If you choose this option we will provide this guarantee for as long as we manage your property.

Tenant Introduction Service

We will advertise your property and secure a quality tenant. We will ensure that the property and tenancy is legally compliant with all applicable legislation at the time the tenant moves in. The landlord will then become responsible for the ongoing management of the property.

Rent Collection Service

We will collect the rent from your tenant each month and transfer it to your nominated bank account. We will also chase outstanding rent and try and resolve any rent payment issues.

Advertising Only Service

We will comprehensively advertise your property through all available media. This will include local newspapers, major national websites such as Zoopla and all available social media such as facebook and twitter. We will then provide you with details of suitable tenants.

Bespoke Service

If you only require certain services we can provide a service specific to your needs. This may be that you only want a professional electronic inventory or a gas or electric check arranged, or for us to hold keys for you whilst you are out of the country for a period. Maintenance and Repairs

We can organise any maintenance or repairs required by using either your own contractors or one of our own. In addition, we will deal with any emergency repairs that are required during the period of the tenancy. Where possible we will always seek your approval before authorising any repair. We will also take care of routine maintenance such as Gas Safety Checks, EPC's, PAT Testing, Fire Alarm Testing etc.

Regular Programmed Inspections

We will visit your property on a regular basis, usually quarterly, to ensure that it is being well looked after by the tenants. You will receive a written report of its condition.

Ongoing Support and Advice

We will assist you with all aspects of the management of the property and will give advice on any issues which may arise during the tenancy. Examples could include: you may want to increase the rent, the tenant might lose their job, how to effectively deal with condensation or damp etc. We will also inform you of any changes in the relevant legislation which may affect your property.

Rent Collection and Statements

We will collect the rent from your tenant by standing order each month. This is then transferred to your nominated bank account within 3 working days. A detailed invoice and statement of account is then forwarded to you each month for each property that we manage. We have a strict Overdue Rent Procedure which we follow in every case where the rent is 3 days overdue to ensure that there is the minimum of delay with your rent payment.

End of Tenancy Procedures

We will carry out a comprehensive inspection at the end of the tenancy to assess the condition of the property. We will deal with all matters relating to the release of the tenant's deposit. If instructed we will begin re marketing the property with a view to re letting it once notice as been given by the tenant. This keeps void periods to a minimum.

Overseas Landlords

We manage properties for a number of overseas Landlords. We are experienced in dealing with matters that might arise in such circumstances. We can prepare relevant statements and provide returns to HMRC where required.

Property Appraisal

We can carry out a free no obligation appraisal of your property's likely rental income. We can advise on any remedial works which may be required. We can also advise on current rental demand and legal requirements relating to electrical safety, furniture, fire alarms, EPC's, gas safety etc.

Marketing and Advertising your property

Once instructed your property will be uploaded the same day (usually within hours) onto the internet, including our own website, and Your property will be available to potential tenants immediately. All properties are advertised with full colour photos and comprehensive descriptions. A full floor plan will be included with each property. A 'TO LET' board will be placed outside the property. Our registered tenant list will also be inspected to search for any potential matches.


We can carry out viewings 6 days a week up until 7pm on weekdays. This increases the number of tenants who will be viewing your property, as many people are only able to view after 6pm. All viewings are accompanied by a staff member.

Referencing Tenants

All potential tenants are required to complete a comprehensive application form for the property that they are interested in. This form is used to carry out referencing by a Specialist Reference Company. All applicants are assessed for credit worthiness, employment references and landlord references. In some circumstances a Guarantor may be requested to provide additional security. Proof of ID and current address is requested from all applicants.

Deposit and Inventory

Once the tenant is accepted a deposit is taken to safeguard against damage to the property. We will take on the responsibility of protecting the deposit via an approved Deposit Protection Scheme, if we are instructed to manage the property. A comprehensive electronic inventory and schedule of condition with colour photos will be prepared for each tenancy. The inventory averages 30 pages. Please click here for a sample inventory.

All the inventory information can be shared online. You can email the inventory to an unlimited number of recipients, or you can invite by email tenants to comment on the property information. This enables all parties involved to review and comment online on any portion of the inventory. Comments are date/time stamped and can be presented in an arbitration report layout if needed. Once approved the complete inventory can be sent direct to the Deposit Protection Service if required.

This transparency and attention to detail will ensure that any disputes at the end of a tenancy will be much easier to deal with. Meter Readings of all utilities will be taken. At the end of the tenancy we will inspect the property to check for any damage.

Tenancy Agreements

We will prepare an easy to read legal agreement which in most cases will be an Assured Shorthold Tenancy Agreement. This is a licensed agreement fully compliant with current legislation and will be signed by all tenants prior to moving in to the property. In general this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you, the landlord, the flexibility to re-occupy or re-let the house after giving the tenant two month's notice to quit
